In August 2025, a major transaction in Malaysiaās real estate sector drew significant attention.
Mah Sing Group Bhd announced the acquisition of the Corus KLCC Hotel site, located in front of Kuala Lumpurās iconic KLCC, for RM260 million , with plans for a major redevelopment.
A beloved local hotel set for redevelopment
This redevelopment site is located in a prime area, just a five-minute walk from the Petronas Twin Towers and Suria KLCC, with a land area of approximately 0.60 hectares (1.485 acres).Originally opened in 1984 as the Ming Court Hotel, it was later rebranded as the Corus Hotel and has been operating for decades.
Marking the end of its 40-year history, the hotel is set to be demolished and transformed into a luxury serviced apartment development.The project has a gross development value (GDV) of RM1.28 billion, with unit prices starting from RM898,000 .
Background of the Sale and Strategic Directions of Both Parties
The seller, Malaysia United Industries (MUI) Group, stated that the land sale was part of its ongoing effort to streamline its asset portfolio.
Andrew Khoo, Chairman and CEO of MUI, commented,āThis is a timely divestment of our asset, and we look forward to seeing a reputable developer like Mah Sing transform this site into a new landmark.ā
On the other hand, Tan Sri Leong Hoy Kum, Founder and Managing Director of Mah Sing Group, commented as follows:
āThis is more than just a real estate development ā it is an opportunity to create an iconic project that complements the KLCC skyline. With its rare freehold title, prime location, and excellent connectivity, we are confident that this development holds strong international appeal.ā
This project also marks Mah Singās second major land acquisition in 2025, highlighting the companyās strategic expansion in prime urban locations.
Economic Ripple Effects Expected from the Redevelopment
The redevelopment project is expected to contribute not only to the revitalization of the cityscape, but also to job creation and the stimulation of tourism and commerce during and after construction. Mr. Leong stated, āIn addition to providing high-quality residential units, the project is anticipated to generate positive spillover effects for the local economy.ā
Furthermore, the project aligns with the Kuala Lumpur Local Plan 2040, which promotes the creation of a compact, well-connected, and livable urban environmentāsuggesting that policy support can also be expected.
The closure and demolition of the Corus Hotel, with its 40-year history, may evoke a sense of nostalgia, but the new residence to be built on the site could serve as a catalyst to further enhance the appeal of the KLCC area. Attention is now focused on the future development of this project, which targets both local and international markets.
